    Steps You Can Take to Avoid Foreclosure of Your Home

    Just a year ago you were moving into your brand new home, ready to raise a family and enjoy the coming years. Life seemed wonderful, new home, baby on the way, stable jobs and then all of a sudden, a letter comes in from your mortgage company. New terms which almost increased your monthly payment by 50%! Does this sound familiar? Have you been hit with such a notice? Are you anticipating upcoming crisis regarding your home? There are steps you can take to avoiding foreclosure altogether, slowing down the process or at least making it bearable so that you aren't taken advantage of completely.

    Some Steps:

    Respond to all mail/contact from your lender. Early on, they will make available to you options to avoid foreclosure. Later contact they will not. Find an expert that can help you. Check out the U.S. Department of Housing website. There is great information there. Start building a record file. Keep paystubs, medical bills, layoff /rift notices. You may need these to show hardship and temporary lack of funds. Make copies of all documents that you turnover to the lender. Contact the lender's loss mitigation department. Here is where you find people in a position to help you.

    Do not work with anyone who asks you to sign a "quitclaim deed." These documents hand over ownership of your home. Having your home foreclosed on can be terrifying. Your dreams are shattered about home ownership and you are worried about your future. If you take things into your own hands you will feel much better about the potential process and maybe even turn it around. Don't delay, act now.
